History
Capital Realty's Chief Executive Officer, Duane Fluegge was born and raised in North San Diego County and his family is well known and highly reputed. In the early 90s, Duane graduated from San Diego State University with honors in Accounting and afterwards embarked on a year's furlough in Ecuador volunteering with World Vision in restructuring its Economic Redevelopment Program. Upon returning home, he became a partner in his family's production and distributing company which entailed combing every nook and cranny of San Diego County and South Riverside and Orange Counties establishing customers. Seeing the huge potential in real estate at that time, he became a real estate broker and began working as a broker associate for Coldwell Banker.

Duane noticed many descrepancies within the real estate industry. Agents were forced to pay large initiation fees, prepaid E&O insurance dues, and annual fees to hang their licenses, all of which seemed contradictory to logic. Agents were claiming to be self employed, but were obligated to obey certain rules, dress a certain way, attend certain functions, sit the "updesk", etc. And when Duane wanted to farm a certain area where he lived, he was told he couldn't because another top producing agent already worked that area. In addition he found that agents were forbidden from offering low fees to clients, which Duane felt limited agents' competitiveness and potential to obtain business.

Most of all, Duane Fluegge was taken aback by the high percentage of the commissions that the brokerage took from its agents and all the monthly/quarterly/annual fees that they charged their agents. (A 7% franchise fee??!! What was that about?) It seemed that agents were blindly paying for giving up loads of commission for the some sort of security of having a desk, phone, conference room and a social circle which actually deterred them from being productive, while at the same time promoting the brokerage's brand and logo and being forced to conform to lots of corporate rules and paperwork on top of it all.

Having an independent and entrepreneurial spirit, Duane Fluegge eventually founded a brokerage offering real estate agents a larger chunk of commission and more freedom. The concept at Capital Realty is very simple. Low overhead = more commissions to you. We charge no initiation fees, no annual, quarterly, or monthly fees, no prepaid fees, and have no quota. Our agents pay E&O insurance per transaction, not in a huge chunk at the beginning of the year. We don't gouge our agents for large portions of their commissions. Instead, every agent keeps at least 90% of his/her commissions. Our agents, in turn, are able to offer clients lower commissions if needed and still earn more for themselves. In this declining market, agents are finding that Capital Realty's business model really works! Here at Capital Realty, everybody wins! We are a growing company based in San Diego County.
